What kinds of maps does the City have?
The City of Rochester has:
1]  Tax maps that are updated yearly containing information about the size of the parcels and dimensions (as available),
2]  Topographical maps updated yearly with new structures and changes to sites showing structures, pavement, treelines, contours, spot elevations, fences, etc.,
3]  A City-wide zoning map and zoning map insert are updated whenever an official zoning change is made showing the road network, water ways, parcels and zoning district boundaries, and,
4]  Ward map showing the road network and boundaries of the City wards.

How much do maps of the City cost?
The pricing of City maps is as follows:

There are 104 tax maps and a cover sheet for the sets.

Any maps that do not already exist and need to be created are billed out as a professional service at $40.00 per hour.

Why is the area of my parcel shown on the tax map different than my deed?
Any discrepancy between the tax map and the deed to the parcel is generally because the property has never been surveyed and the area had to be calculated. The tax mapping done originally in 1992 and now updated in-house was done in the following fashion:

Aerial photos of the City were taken in April of 1990.  Global Positioning Systems (GPS) and some traditional surveying methods were used to calibrate the aerial photos. All topographical information that could be taken off the aerial photos was then put into a digital format for use in AutoCAD.  Using the accurate topographical information as a base, approximately 1800 survey plans were inserted at their proper location.  For the remainder of the City, deed descriptions were used to "fit" in the rest of the parcels.  The acreage of these parcels was calculated in the digital format since there was no surveyor statement concerning acreage.

Tax maps are constantly being updated and made more accurate by boundary surveys, subdivisions, lot line revisions, etc.  When a plan comes into the City with a surveyors stamp and signature, the tax map(s) is adjusted to agree.  This usually makes the newly calculated acreage of abutting parcels more accurate as well.
